
Southbridge Community Services is a 501(c)(3) founded in 2019 by Charlie Falletta and his daughter Marva Hammond, to address the urgent need for safe, affordable housing for seniors and senior veterans experiencing homelessness. The nonprofit’s journey began with the rehabilitation of a derelict building at 518 S. Heald Street in Wilmington’s Southbridge neighborhood. Once an eyesore with a crumbling roof and piles of debris, the structure has been transformed into a vibrant mixed-use facility offering permanent housing for those in need.
Driven by compassion and firsthand knowledge of housing insecurity, Hammond and Falletta partnered with the New Castle County Hope Center to identify tenants transitioning from homelessness. Their first residents, including veterans and older adults, now have a place to call home.
Southbridge Community Services is more than housing — it’s a model of hope and dignity, working to ensure housing is a human right and inspiring others to create inclusive, barrier-free communities. It is now a mixed-use space with 10 beautiful efficiency apartments, on-site laundry, and an office space occupied by First State Community Action Agency.


VISION - 2019
Charlie and Marva purchase the derelict building at 518 S. Heald Street in Wilmington’s Southbridge neighborhood. Despite its deteriorated state, they see its potential to become a space for affordable housing and community support.




SOUTHBRIDGE




2022 - CONSTRUCTION
Extensive work begins to restore the integrity of the building. Walls are rebuilt, damaged floors are replaced, and a new roof is installed to ensure the structure is safe and secure. The team works tirelessly to clear debris and stabilize the foundation, breathing new life into what was once an abandoned shell.




EXTERIOR - 2023
Significant work is done to restore the building’s exterior, including repairing the brickwork, adding fresh paint, and making structural enhancements to preserve the building’s historical character while ensuring safety and longevity.
COMMUNITY




2023 - INTERIOR
The building’s interior is transformed into modern, comfortable apartments. Each unit features a fully equipped kitchen, private bathroom, and cozy sleeping area, providing residents with everything they need to live independently. Shared spaces are also created to foster a sense of community and connection.
DOORS OPEN! - 2024
The Southbridge Community Services building opens its doors, welcoming its first residents. Older adults and veterans begin moving into brand-new efficiency apartments, marking a major milestone in the mission to provide inclusive, affordable housing.
